  1. Quality Asset/Prime Location:  Productive farm with very good soil types, in a highly regarded location, with abundant and unrestricted water rights.

  2. Strong Sourcing/Management:  Having managed this farm 13 years prior to our purchase, Hertz was intimately familiar with the property, giving us critical insights.  We’ve retained the knowledgeable manager and operator.

  3. Seed Corn:  Located in a seed corn block near a Syngenta facility, the farm offers a chance to produce grain that can be sold for a premium price, giving a return edge over growing only regular, commercial corn.

  4. Modernized Irrigation:  We negotiated a CO2 pipeline easement across the property and invested proceeds in a new center pivot system that brings 100% of the farm under irrigation and allows us to expand seed corn acres.

  5. Acquisition Price:  Acquired at a reasonable price relative to comparables that will help generate attractive returns.
