  2. Strong Cash Rent:  Hertz’s network allowed us to reach a very favorable, 2-year cash rent deal with an outstanding, well-capitalized local operator even prior to purchase.

  3. Wind Turbine Income:  Nearly new turbine generates an attractive stream of annual income that supplements and diversifies income from farming.  Escalation clause means income will grow and keep pace with inflation.

  4. Sourcing/Management:  Hertz already managed several nearby farms, giving us real advantages in terms of understanding this farm’s production history and potential, local dynamics and cash rental rates, best/strongest operators in the community, etc. – increasing our safety cushion and confidence in the opportunity.
