Strong Operator: Collaborated with high-productivity, growth-oriented area operator to partition a 160-acre farm and then rent our 80 acres and install drainage tiling.
Wind Income: New, high-efficiency turbine and long-term contract (with annual escalation) generates attractive stream of annual income that supplements income from farming.
Tiling: Negotiated deal with tenant whereby our land will be pattern tiled, at 100% of tenant’s cost, and amortized over a 10-year period of cash renting our land. Tiling will increase the annual cash rent potential and value of our land.
