McLean County, IL

  1. Quality Asset/Prime Location:  Class A farm with very good soils, in a highly regarded location.  McLean County is on every short list of top-producing counties across the Midwest.

  2. Strong Operator:  Collaborated with high-productivity, growth-oriented area operator to partition a 160-acre farm and then rent our 80 acres and install drainage tiling.

  3. Wind Income:  New, high-efficiency turbine and long-term contract (with annual escalation) generates attractive stream of annual income that supplements income from farming.

  4. Tiling:  Negotiated deal with tenant whereby our land will be pattern tiled, at 100% of tenant’s cost, and amortized over a 10-year period of cash renting our land.  Tiling will increase the annual cash rent potential and value of our land. 

  5. Seed Corn:  After tiling, we have an excellent opportunity to enroll this farm in a Bayer or Corteva seed corn program, which will create both important cost advantages and a premium price compared with regular, commercial corn.
